Galadriel is a refined, modern home with the warmth and strength inherently found in West Coast architecture. Textures of natural stone, Douglas fir, glass and steel unify the interior with its geographical setting - surrounded by evergreens and unobstructed views of the Pacific Ocean. Living spaces throughout provide ample room for entertainment and comfort, while areas for work, writing and art were given priority to reflect the values and livelihood of our clients. Outdoors, expansive spaces with fire features and seating areas are connected by a curved metal staircase set over a blackened steel reflecting pool, adding a dramatic graphic element to the rear of the home.

The laneway home was designed and built for use as an upscale corporate accommodation. Sophisticated planning went into maximizing the 630 square feet of living space over its 2 levels. Innovative storage solutions, custom millwork and furnishings, and minimalist detailing work together to create a surprisingly spacious and livable home.

This elegant and modern home, situated on a challenging sloped lot, was designed with a focus on glass, concrete, warm walnut and stainless steel. At only 22 feet in width, and 4300 square feet of dramatic finishes, each floor is connected by a floating walnut staircase and an elevator concealed by walnut paneling in the entrance. Expansive and serene views of the ocean stream through oversized windows, with outdoor spaces incorporating water and fire elements. A sleek and functional kitchen sits at the centre of the home, offering an ease of maintenance and efficiency which was paramount to our clients. Modular art wall panels and stainless steel accents were integrated to capture the fluid motion of a wave and can be seen in the flexible slate on the contoured fireplace. The foyer and outer decks also display this sense of movement.
Beginning as simple exterior upgrades, this project quickly expanded, resulting in a home indistinguishable from new. Strong interest and attention to detail by the client resulted in an extremely elegant, contemporary beachside home. Amenities and finishes rival any boutique hotel. It features a stunning wine cooler, private fitness studio, ensuited guest bedrooms, separate private guest suite with mini kitchen and bar, outdoor decks on every level with entertaining spaces, spa and fire feature. The ocean view master suite features fireside lounge area with coffee and computer stations, walk-in closet, and storage concealed in custom wood millwork. Luxurious ensuite with marble and glass finishes.

KBC Developments + Concept to Design
This modern family home offers spaces that are both playful and functional. Oversized openings allow for natural light to reflect throughout. Custom millwork completes the kitchen with concealed appliances, to create a sophisticated space well suited for entertaining. Accents of concrete add strength and architectural context while livable finishes of white oak and quartz are simple and hardworking. Expansive ceilings on the bedroom level allow for creativity in children’s spaces with the addition of colour bringing in a playful touch.

With a clear connection between the home and the Pacific Ocean beyond, this modern dwelling provides a West Coast retreat for a young family. Forethought was given to future green advancements such as being completely solar ready and having plans in place to install a living green roof. Generous use of fully retractable window walls allow sea breezes to naturally cool living spaces which extend into the outdoors. Indoor air is filtered through an exchange system, providing healthier air quality while concrete surfaces on floors and walls add strength and ease of maintenance.

Comfortable seaside living at its finest. We upgraded and opened up the entire main floor, allowing for a natural flow and light to fill the space. Custom millwork, butcher block counters and durable tile hardwood floors were added. A special part of the project was the recording studio addition, situated adjacent to the renewed living space.

A keen sense of environmental awareness was present when designing this sustainable and stylish home. Elements of concrete, steel and naturally finished woods compliment the West Coast surroundings. Solar thermal panels capture renewable energy while foam insulation with open cell technology ensures maximum indoor air quality & energy efficiency. LED lighting and low VOC paints were used throughout. All millwork and mouldings, including the Italian glass kitchen are formaldehyde free. Recycled materials were used for deck surfaces and all waste produced from the project was also recycled.
Sited on a steep, dramatic hillside, expansive windows take full advantage of the commanding views of the Pacific Ocean and Gulf Islands. Close consideration was paid to the sun's patterns and the wind's movement across the ocean, thus boosting desirable seasonal passive heating and cooling. The simplicity in design, allowing light and water to be recurring themes throughout, along with the client’s love of the ever-changing nuances of the ocean inspired a living space that flows with bright, minimal surfaces.
This exclusive custom home was built in a quiet Burnaby neighbourhood, showcasing extensive views of Burrard Inlet and the Coastal Mountains. Contemporary finishings and elegant millwork work together to create luxurious living spaces that flow effortlessly together. Stunning outdoor entertainment levels include an infinity edge pool, terraced landscaping and spa.
Inspired by traditional European architecture, this French country home perfectly compliments its peaceful country setting. The integrity of materials used provides a depth of detail rarely found and are an important facet to the overall design. A sophisticated and tailored home automation system and extensive home theatre bring technology and modernization into daily living. The outdoor living areas feature and in-ground pool and spa with inlaid glass mosaic tiles set next to a warm and inviting patio fireplace. Many of the elements used in the home were highly customized to meet our client’s specifications, creating a retreat surpassing expectation.
This modern craftsman located in a quiet, urban neighbourhood underwent a rapid transformation. Located minutes from downtown Vancouver, with views extending to the North Shore Mountains, uncomplicated and open spaces allow for freedom of movement among all areas. Contemporary glass and stainless steel add sheen to surfaces while renewable bamboo flooring was used throughout. An air source heat pump provides efficient and sustainable cooling in the summer months, and radiant in-floor heating warms the home in the winter. An HRV unit exchanges air within the home with fresh air, while pulling the heat energy out of the exhausted stale air. A power-use monitor provides a digital readout to indicate the amount of electricity used, allowing the client to make conscious decisions about energy consumption. This home is completely solar ready and also has a power charging station in the garage for an electric car.
Uppgrades to this contemporary west coast home bring simplicity, light and improved movement. Stairs were reconfigured and opened with glass, wood and steel – giving visibility from the entrance through to the living spaces, where windows openings were enlarged to capture the ocean and islands beyond. Custom millwork placed in the kitchen increased function and aesthetic, and created a workspace situated towards the expansive west coast view. All finishes were upgraded and spaces opened considerably. Situated just outside a major city, this home now conveys the sense that it is a place of retreat, perfect for an owner who aspires to study art.
This modern beachside home features elements of hardwood, steel and glass. Crisp white walls provide a counterpoint for the dark wood floors, aiding in the natural flow of the home’s design. Gorgeous imported Italian marble finishes in the master suite, customized cabinets and storage and an elevator reaching all 3 floors were just a few of the special features that went into making this home a work of art. Naturally ventilated, this home takes full advantage of the prevailing breezes, creating a comfortable refuge. The client’s intention to actively use the outdoor areas inspired a landscape plan that is well suited to its oceanside environment. A sense of comfortable seclusion was accomplished.
